EARLY-stage proposals to create a new retail park on the outskirts of Bridgend have been published by developers and are currently out for public consultation.
The plans could eventually see regeneration of the site known as Parc Afon Ewenni with proposals for it to contain a new M&S food store, Aldi supermarket, drive-through coffee shop, and a drive-through Wendy’s restaurant once completed.
The area is based on the outskirts of Bridgend on the A473 Waterton Road within the Waterton Industrial Estate east of the former South Wales Police ground and west of Travis Perkins.
It is currently a mix of uses including Compact Cars and Comva Car Auctions as well as vacant land and informal storage.
If approved by council bosses the new development could also see the creation of a new movements junction on the A473 in order to allow access to the site by car, foot, and bicycle.
It would be served by a total of 310 parking spaces.
Additionally the proposal could create approximately 130 new full- and part-time jobs if taken forward.
The draft plans for the project have been drawn up by Mango Planning and Development Limited as planning agents for CPG Development Projects Limited ahead of a full submission to the local council.
A section of the draft application says: “CPG is a national property development company specialising in commercial and retail development.
“Working with national retailers Marks & Spencer and Aldi, CPG
has sought to identify a site that can meet the particular needs of these operators.
“M&S has a requirement for a new Simply Food store to serve the Vale, Porthcawl, and Bridgend catchments.
“Aldi has a town centre store in Bridgend that is required to be closed to accommodate growth of the new Bridgend College.
“It therefore requires a store in south Bridgend to complement its new store at Brackla to the north of the town centre.
“There is also a commercial requirement for further drive-to or drive-thru restaurant facilities in Bridgend on strategic routes from operators Wendy’s and Costa.”
Members of the public have been invited to have their say on the proposals as part of a statutory 28-day consultation period before an application is submitted to Bridgend County Borough Council.
